Bloom has been appointed to deliver two high-quality CAT A retail units on Loxton Walk as part of Derwent London’s major 25 Baker St. development.
Our appointment includes a full design and build scope from Stage 1, covering 163 sq.m of retail space across two units. One unit is now ready for incoming tenants to complete their final touches, while the second is being brought to market in a condition that enables rapid leasing. Both will be completed before Christmas, supporting Derwent’s phased occupation strategy for the wider development.
In addition to the retail units, Bloom is delivering a package of Day 2 works throughout the building. These include upgrades to water and waste supplies serving multiple commercial floor plates, improvements to the reception area and the installation of new external signage to enhance visibility and wayfinding.
This project is being delivered in collaboration with Able and CityM&E, alongside a strong consultant team including Buro4, Arup and David Richard Practice Limited.
“25 Baker St. is a standout project for us because it brings together everything Bloom is about. We are protecting design intent, coordinating closely with our partners and delivering certainty in a live and complex building. It is a pleasure to support Derwent London on a scheme of this quality and character.”
