Laburnum Boat Club

TIMBER FRAME EXTENSION | REFURBISHMENT | LIVE SITE | COMMUNITY ENGAGEMENT

Bloom refurbished and extended the timber A-frame clubhouse of the Laburnum Boat Club in Hoxton upgrading the club facilities to better serve staff, volunteers and youth participants.

Bloom Construction refurbished and extended the timber A-frame clubhouse of the Laburnum Boat Club in Hoxton upgrading the club facilities to better serve staff, volunteers and youth participants. The project included structural and thermal upgrades, a new kitchen and changing rooms, re-roofing, full MEP replacement, and a timber-and-steel-frame extension. Accessibility enhancements and external access improvements were also delivered to ensure all-ability use.

The 1983-built structure, identifiable by its signature red roof, sits between a school and canal. Works took place alongside live club activity and adjacent to an active school, requiring careful planning to manage deliveries, safeguard young users, and coordinate around school events. The project was designed to minimise disruption while enhancing facilities for staff, volunteers, and youth participants.

Innovations / Efficiencies realised:

  • A volunteer painting day and youth careers presentation to strengthen community ties and provide social value beyond the build itself.
  • Use of Matterport and Openspace 3D scanning tools to enable remote site tracking and assist in resolving queries efficiently.
  • Early instruction for screw piling and phased programming of structural inspections ensured steady workflow across internal and extension works.
