Bloom  is delivering a high-spec internal fit-out and structural refurbishment of this Victorian terraced home.

 The works include full ground floor reconfiguration, internal demolition, installation of new steels and pad foundations, and MEP infrastructure upgrades. Bespoke joinery, flooring, underfloor heating, and high-quality finishes are being installed throughout. A frameless oriel bay window and rooflight are also being added to maximise light and improve layout. 

Construction is taking place within a constrained site with no side access, requiring just-in-time deliveries and careful sequencing. Integration of client-supplied kitchens and sanitaryware demands close coordination to align with the phased programme and maintain quality. 

Innovations and efficiencies realised:

  • Early enabling works with fast-tracked the steel installation (SB1–SB6), removed programme risk and avoided a ~2-week delay.
  • A focused install-only approach ensured smooth integration of kitchens, whitegoods, and sanitaryware, with cost savings achieved through direct procurement.
  • Thermal improvements to glazing and insulation under a PS allowance will meeti Part L requirements without major design changes and improve energy performance.
