ENABLING WORKS | CUT & CARVE | OCCUPIED BUILDING

Bloom is delivering enabling works at a key commercial block in central Oxford. The project supports occupation of a new anchor tenant while allowing a larger future development to proceed.

Bloom is delivering enabling works at a key commercial block in central Oxford. The project supports occupation of a new anchor tenant while allowing a larger future development to proceed. Works include removing and reconfiguring a fire escape stair to serve more floors and increase net internal area, along with temporary works, demolition, structural steel and infills, dry riser, sprinkler and smoke extract installations, crane lifts, shopfront and roof repairs, and window and door upgrades.

The live building, currently housing Halifax bank, requires coordinated phasing. Its central location adds logistical challenges and involves close coordination with neighbours, local authorities, and contractors. Delivered under a JCT D&B contract from Stage 2 information, the project maintains strict adherence to budget and objectives.

Innovations / Efficiencies realised:

  • By utilising the existing party wall, the team eliminated 20% of new steel members
through structural efficiency, reducing cost and material use.
  • A pre-construction LOI enabled early strip-out, MEP validations and a detailed
measured survey, improving design accuracy and cost certainty.
  • Early engagement with design teams and supply chain partners supported value
engineering opportunities and has helped manage cost inflation.
