Bloom Construction delivered a light-touch “Furnished & Flexible’ CAT A+ refurbishment to Level 3 at 1 Oliver’s Yard under strict cost and programme parameters. The works included reconfiguration of the reception area to create a more open arrival sequence, installation of new end-grain timber flooring to the lift lobby, kitchenette upgrades, replacement carpet tiles and engineered timber flooring throughout, new acoustic panels, joinery modifications and feature lighting. Existing MEP services were validated and selectively modified, with removal of existing RAFT ceilings and full redecoration under a JCT Design & Build contract.

Delivery took place within a live building with strict permit controls, residential adjacency and managed lift access to the third floor, requiring careful sequencing and noise management.

Innovations / Efficiencies realised:

  • Early-stage cost modelling and clearly structured budget options enabled the scheme to proceed without extended value engineering negotiations.
  • Full validation of retained MEP systems reduced investigative risk and avoided unnecessary replacement, protecting both programme certainty and embodied
    carbon.
  • A two-week mobilisation from instruction allowed works to commence rapidly, aligning delivery with the client’s leasing strategy and minimising void exposure.
