Project Update: Queen Street, Oxford

Project Milestones

Bloom Construction is currently delivering enabling works at 19–21 Queen Street, Oxford, in collaboration with Grey Real Estate and Quatio, on behalf of Fora / The Office Group. This project forms part of a wider phased development and supports Waterstones’ relocation into a high street retail unit.

This is a cut and carve scheme, involving complex structural and building services alterations within a live and occupied environment. All retail units remain operational throughout the works. Due to its central location, the site presents several logistical constraints, requiring detailed planning and close coordination with all stakeholders.

Scope of Works

The works include:

  • Reconfiguration of fire escape routes
  • Structural demolition and new steel installations
  • Installation of smoke extract, dry riser, and sprinkler systems
  • Shopfront and door upgrades
  • Roof repairs
  • Crane lifts and temporary works

An important early achievement has been a 20% reduction in new steelwork requirements, made possible by utilising the existing party wall. This has reduced both costs and material usage, aligning with broader sustainability goals.

Project Delivery

The project is being delivered under a JCT Design and Build contract, and highlights Bloom’s ability to deliver complex construction activities within live, city-centre buildings with minimal disruption to surrounding businesses and the public.

The project team includes White Red as architect, Jensen Hunt Design as structural engineer, and MEP consultants and contractors Atmosair Mechanical, Inta Electrical, and Cundall.
