Supporting the Redevelopment of Holden House, Oxford Street

Bloom Construction is pleased to be supporting the redevelopment of Holden House, a prominent listed building located on Oxford Street in London. We are working alongside Derwent London, Gardiner & Theobald LLP, Veretec, DSDHA, and Arup to deliver a full-scale mock-up that will help de-risk and inform the wider redevelopment of this 130,000 sq. ft. corner block.

Purpose of the Mock-Up

The mock-up is designed to test and validate the performance of the proposed ventilation, heating, and cooling systems ahead of full-scale works. By replicating conditions within an empty floorplate, the team can monitor system behaviour, identify potential challenges, and refine installation strategies.

Key Aspects of the Project

  • Strategic Installation: The mock-up has been installed in a stripped-out floorplate, with accelerated enabling works completed to keep the programme on track.
  • Sustainability Measures: Materials include reclaimed plasterboard sourced from Material Reuse and repurposed raised access flooring (RAF) from site. Temporary plant has been hired rather than purchased to reduce embedded carbon.
  • Testing Timeline: Installation took four weeks, and the system will undergo six months of continuous testing and evaluation, led by Arup.

Planning and Execution

Delivering within a listed and operational building brings a number of challenges, particularly regarding coordination of services and sequencing of works. Our team’s focus on planning, communication, and buildability ensures that risks are managed effectively while supporting our partners’ goals for both quality and sustainability.
